Project Overview
MSK Design Ltd is pleased to confirm that planning consent has been secured with Barnet Council for a comprehensive programme of extensions at 42 Haslemere Avenue, Barnet.
The project required two separate applications submitted under different statutory routes. Both were approved first time, enabling the client to realise the full development potential of their property without compromise.
The Brief
The client sought to significantly enhance the internal accommodation and modernise the dwelling while maintaining a balanced external appearance appropriate to the surrounding residential context.
The desired scope included:
A full loft conversion
A part single / part two-storey side extension
A front extension with new porch
A rear infill extension with terrace improvements
The challenge was to maximise floor area while managing planning risk and maintaining policy compliance.
Planning Strategy
A key component of this project was structuring the applications correctly.
Rather than submitting a single comprehensive planning application, we separated the proposals into two distinct routes to ensure that development potential is maximised against our clients brief.
Lawful Development Certificate (Permitted Development)
The loft extension was designed to fall within the allowances set out under the General Permitted Development Order. This included:
Hip-to-gable roof extension
Rear dormer
Front rooflight
Side gable window
Detailed volumetric calculations were undertaken to ensure the cubic increase remained within the 50m³ allowance for semi-detached dwellings. This secured confirmation of lawfulness under permitted development rights.
Householder Planning Application
A separate application addressed:
Single-storey front extension with porch
Single-storey rear infill extension
Part single / part two-storey side extension
The design was developed to remain subordinate to the original dwelling, respectful of neighbouring amenity and aligned with local and London-wide planning policy.
This application was approved first time with no objections received during statutory consultation.
Approved Development
The combined approvals provide:
A new loft level with additional habitable accommodation
Increased family living space at ground and first floor
Enhanced street presence through an improved entrance
Improved connection to the rear garden via terrace works
